We will arrange a meeting on-site with the land agent and will conduct our inspection, carrying out a thorough visible inspection of accessible areas of the home or property, both internally and externally. The engineer will be on-site for up to two hours and will inspect all accessible rooms, roof spaces, floor spaces and claddings looking for evidence of past, existing and potential problems.
We prefer to conduct the inspection without the buyer or vendor present to assist us to maintain an objective viewpoint and focus on the inspection. You are welcome then to meet the engineer on-site at the conclusion of the inspection to discuss their findings, or you may prefer us to provide a verbal report via telephone.
The Australian Standard for Pre-Purchase Inspections (AS4349.1-2007) defines the scope of pre-purchase inspections. Under the guidelines of this Standard, FMG Engineering are qualified to provide both a general pre-purchase inspection and a structural pre-purchase inspection. Our engineers are experienced in building assessments and are degree qualified in structural analysis.
We conduct a visual, non-invasive inspection of all accessible areas of the property to identify major defects to the building structure, and provide an opinion regarding the general condition of the structure of the property relative to a well maintained building of similar age. This will include inspections of the interior and exterior of the building, the roof space, the sub-floor space, the roof exterior, and the property within 30 metres of the building being inspected.
We are not able to assess or provide opinions on items that are concealed from sight, electrical installations and appliances, adequacy of drainage, gas systems, mechanical equipment or gas installations.
Our inspections are not timber pest inspections as these must be carried out by a licensed pest inspector.

We can usually arrange a Pre-Purchase Inspection within 48 hours (Monday to Friday). Inspections may be available Saturdays but will attract a surcharge.

Once the order form has been returned to our office, an engineer will contact the agent, arrange a time to conduct the inspection, and contact you to advise when the inspection will take place.
